Our Process

Each client is unique and of course has unique needs. We adapt our process to your needs. You may have built several custom homes in the past and understand our process or this may be your first custom home and you are in need of plenty of guidance. You may have your own lot or you may need assistance in selecting a lot. You may have architectural plans and are looking for a builder or you need help developing plans. In short, we’re here to figure out how best to help you build your new home. Our base process will be the same but our emphasis will depend on you.

Hello

An initial meeting with one of our team offers us a chance to learn about you and your vision for your new home. It gives us a chance to learn how far down the pre-construction trail you have come or if we are at the trailhead. We will talk about community, lot requirements, architectural style, size, one story or two, budget, timing, your lifestyle.

Why John Merritt Homes?

This gives us an opportunity to show you our model home, homes under construction and past homes. We will provide you with a list of our past clients for you to visit with them to learn of their building experience with us.

Lot Selection

We will show you our inventory of lots one of which may meet your needs. If you do not choose one of our lots we will assist you in finding a lot that does work for you.

Initial Floor Plan Concept and Hi-Low Estimate

The design process is much easer and quicker if you have a plan for which you like certain elements. From our interview we can show you plans that we have previously built that may be a good starting point. We will then have our Architect, Walter Wong, develop an initial floor plan concept. From this concept we will provide you with a Hi-Low Bid to help you determine if you are within your budget.

Financing

With your Hi-Low Bid you can begin the interim and mortgage loan application process. We have financial institutions with which we commonly work or you are free to work with those with which you already have relationships.

Deposit, Architectural Design & Specifications Development

At this point we request a good faith deposit. The Architect will continue to revise the small-scale floor plan until it meets your approval and then will develop a small-scale front elevation. Concurrently we will develop detailed specifications (Specs) that describe the building process and materials and allowances. Once you have approved the small-scale plan, front elevation and Specs, the Architect will produce a full set of construction drawings which you will be provided to mark up prior to finalizing the drawings.

Turn Key Bid & Contract

Based on these construction drawings and the Specs that you have approved, we will provide you with a Turn Key Bid and construction schedule. In the bid we will likely offer certain options for your consideration. When we have agreed which options you are interested in and any other changes in scope, we will provide you with a contract for our signatures.

Selections

One of the JMH team members will take charge of your selection process. They will lead you through the selection of interior and exterior colors and materials. We will provide you with a list of our preferred suppliers for you to begin making your plumbing, lighting, appliance, front door and hardware selections. You may want to engage a landscape architect to begin developing a vision for your exterior space.

Financial Closing

Either of us can provide the contract, plans and specifications to your financial provider. They will have an appraiser validate the market value of the home and prepare closing documents.

Construction of Your Home

One of the JMH team members will take charge of your project and become your primary contact during construction - your construction manager. They will establish a schedule for site meetings and answer any questions you have and handle any changes or additions you may wish to make during construction. As your home nears completion, your construction manager will schedule a walk-through to provide you with the opportunity of identify any cosmetic blemishes that are in need of repair prior to closing.

Final Closing

Congratulations, your home is ready for occupancy. We will take you on a walk through your home explaining the operation and maintenance of all components. We will provide you with a list of all subcontractors and suppliers that helped create your home. We will provide you with a CD containing picture documentation of the construction process.

New Home Warranty

John Merritt Homes offers a one-year cosmetic, two-year mechanical and ten-year structural warranty. You will find that you will receive outstanding service for any warranty needs you may have.
